Sunroom FAQ
Most Long Island sunroom projects run $18,000–$65,000 depending on the type and size. A basic screen room starts around $8,000. A four-season sunroom in the 200–300 sq ft range typically runs $35,000–$55,000. We provide free, itemized estimates.
Yes. Both Nassau and Suffolk Counties require a building permit for any attached sunroom or room addition. We handle all permit applications as part of every project — you don't need to deal with the building department.
Screen rooms and patio enclosures take 2–4 weeks from permit approval. Three-season rooms run 3–5 weeks. Four-season sunrooms with full insulation take 6–10 weeks. Glass room additions: 10–16 weeks.
Yes — especially on Long Island where outdoor living space is at a premium. A professionally installed four-season sunroom typically returns 50–70% of its cost in resale value, and significantly increases buyer interest.
An all season sunroom (also called a four-season room) is a fully insulated, climate-controlled glass room addition you can use year-round — even through Long Island winters. It includes insulated glass, a heating and cooling connection, and meets residential building code. For Nassau County and Suffolk County homeowners, an all season sunroom adds usable square footage and typically recoups 50–70% at resale.
Yes. Cold Spring Harbor is one of our most active service areas. We handle Town of Huntington permits, work on estate lots and waterfront properties along the North Shore, and have completed dozens of four-season rooms and patio enclosures in Cold Spring Harbor, Huntington, Lloyd Neck, and Laurel Hollow since 2007.
We install all season sunrooms throughout Nassau County including Merrick, North Merrick, Rockville Centre, Manhasset, Massapequa, Great Neck, Syosset, Muttontown, Matinecock, and Oceanside. We handle permits for every Nassau County municipality and the Town of Hempstead, Town of North Hempstead, and Town of Oyster Bay building departments.
Absolutely. Patio enclosure conversions are one of our most popular projects across Long Island. If you have an existing concrete slab, paver patio, or bluestone terrace, we can build a three-season or four-season sunroom directly on it — often saving thousands compared to a ground-up addition. We serve patio enclosure projects in Brookhaven, Babylon, Huntington, and across Nassau and Suffolk Counties.
No. Every project is installed by our in-house crew. We don't subcontract installation work. The same people who build the frame are the same people who install the glass, run the electrical rough-in, and do the trim work.
An in-home estimate typically takes 45–60 minutes. We look at your yard, measure the space, discuss what you want to use the room for, and then give you a written quote within 48 hours.
Yes — our portfolio page shows completed projects across Long Island. We can also arrange to show you a recently completed project in your area if a homeowner is willing.
Once materials are ordered, changes may incur restocking fees. We discuss the scope and lock it in before ordering — we don't start purchasing until you've approved the design and materials.
Yes. We work with GreenSky and Mosaic to offer 12-month deferred interest and longer-term financing options. Rates and terms depend on your credit profile. Ask at your estimate.
Minimal. Annual cleaning of glass panels and tracks. Check and lubricate hardware every year. Four-season rooms: have your HVAC contractor service the supply/return or mini-split annually (same as any room in your house). Screens: replace if torn — typically every 8–12 years for fiberglass screen.
