Most patios and decks on Long Island can be enclosed, but the existing structure needs to meet certain criteria:
Concrete patios: Generally straightforward. The slab needs to be level (or close to it), free of major cracks, and thick enough to support wall framing. Most residential patios at 4 inches thick with gravel base are adequate.
Concrete block or stone patios: Same criteria as poured slabs. Mortared stone and block patios typically need a poured concrete perimeter footing to anchor the wall frames.
Wood decks: Must be evaluated for structural capacity. Deck framing designed for outdoor furniture and foot traffic may not support the weight of window wall panels and a finished roof. Common modifications include adding posts, sistering joists, and upgrading the ledger board connection to your house.
Raised decks: Can be enclosed but require additional engineering for wind resistance, especially at heights above 3-4 feet. Skirting panels provide a finished look below the enclosure.
