What a three-season room is — and isn't
A three-season room is an enclosed outdoor living space with glass or screen panels that you use comfortably from April through November on Long Island. It's not insulated for winter use, which is exactly why it costs less than a four-season room and installs faster.
Most three-season rooms use one of two panel systems:
Glass-panel three-season rooms use single-pane or thin-insulated glass panels that interlock, slide, or stack. They keep wind and rain completely out and let you open the space up on warm days. Best for homeowners who want a finished, year-round look even if they're not using the room in January.
Screen-panel three-season rooms use aluminum-framed screens for maximum ventilation. Best for homeowners who want the open-air feel with just the bugs removed. Often combined with a solid roof for rain protection.
A good three-season room has a proper roof (not just a pergola), solid framing anchored to your home's structure, and weather-tight seams. A lot of the "cheap" options we see leak or warp within a few years.
Three-season room cost: $18,000 – $40,000
Most three-season rooms we install on Long Island run $18,000 to $40,000 for a typical 150–250 sq ft room. The main cost drivers:
- Foundation: Existing concrete slab vs. new footings
- Roof style: Flat, lean-to, gable, or hip (hip is most common on LI colonials)
- Panel type: Screen, single-pane glass, or sliding glass
- Size: Most homeowners want 180–220 sq ft
- Electrical: Ceiling fan, lighting, and outlets are common add-ons
We include Nassau or Suffolk County permit costs and handling in every quote.
Installation in 3–5 weeks after permits
Three-season rooms are faster to install than four-season rooms because there's no HVAC work and less insulation complexity. Typical schedule:
- Permit approval: 3–6 weeks (Nassau and Suffolk move at different speeds)
- Materials delivery: 1–2 weeks after permit
- Active installation: 3–5 weeks on-site
Three-Season Room FAQ
You can add a portable heater or a small wall heater, but three-season rooms are not insulated for efficient winter use. If you want comfortable January use, you want a four-season room. For March and November, a space heater usually works fine.
A screened porch typically has only screens with no ability to close off completely. A three-season room has glass panels that convert it from fully open to fully enclosed. You get more weather protection with a three-season room.
